Acquisition Support – Government Industrial & Logistics Deal Advisory
We are often engaged to assist in due diligence and buyer’s advocacy services – often when time is of the essence. Our valuation experience has been utilized for several pre purchase & acquisition scenarios including a recent open market acquisition of a logistic and industrial facility where we assisted a government body to acquire a circa $25 million dollar property crucially positioned for their strategic planning. The circa 17,000m2 site in metropolitan Sydney was offered for sale by a major real estate broking house with interest from various private buyers, developers, corporates and overseas investors.
We assisted our client by rapidly undertaking a buyer’s transaction advisory role and providing our client valuable advice pre purchase & acquisition advice on the following particulars:
- Valuation advice subject to existing lease and vacant possession;
- Providing plant and machinery valuation advisory concerning specialised assets on site;
- Providing relocation advisory concerning existing tenants;
- Analysis of historical industrial land value growth trends in the location via time period study;
- Providing cashflow scenario analysis including purchasing the current site or developing a similar site in 5 and 10 years – we undertook NPV and cost benefit analysis to assist the clients finance department in its decision making.
The above analysis was undertaken in a rapid manner to ensure that our client was able to make informed business decisions including board approval of the acquisition. During the campaign there were several interested parties, however our clients were able to secure the purchase of the property in a competitive setting albeit with full due diligence and strategic business requirements met.
Commerical Tenant Representation – Health Care Leasing
We also offer services such as tenant representation – we have recently helped a pharmacy operator seeking to establish a business presence in Sydney via expansion from Melbourne. We undertook a comprehensive rental market analysis in Sydney’s southern CBD fringe for sites suitable for pharmacy operation services.
This process involved the identification of available on and off market locations, analysis of potential market rents and incentives applicable to those sites and the broader market, competitor analysis associated with competing pharmacy business including their analysed occupancy and rental costs. We worked closely with the client including having particular regard to legal and health care property requirements including form a design and restriction of trade perspectives concerning pharmacies.
